Know Where You Stand

How foreclosure works in Pennsylvania

Pennsylvania foreclosures go through the courts. That takes months, and every month is a chance to change the outcome.

  • 1. Missed Payment

You fall behind. Late fees start, but this is the easiest point to recover.

  • 2. Act 91 Notice

Before filing, most lenders must mail an Act 91 notice. You get about 30 days to meet with a free housing counselor, and you may qualify for HEMAP, Pennsylvania’s emergency mortgage assistance program.

  • 3. Complaint Filed

The lender sues in the Court of Common Pleas in your county. You generally have 20 days to respond after you’re served.

  • 4. Diversion / Conciliation

In Philadelphia, owner-occupied homes go through the Residential Mortgage Foreclosure Diversion Program — a conference with your lender before any sale.

  • 5. Judgment & Sheriff Sale

Philadelphia and Delaware County hold regular sheriff sales. Pennsylvania generally gives no right to buy the home back after the sale — so act before this step.

Find Out Where I Stand

Timeframes are general and vary by lender, loan type, and county. This is not legal advice — talk to a Pennsylvania attorney or housing counselor about your case.

Your Options

Five ways forward — and we’ll walk you through all of them

Catch Up the Loan

Reinstate by paying what’s past due. Ask about HEMAP if you’ve had a hardship.

Loan Modification

Work with your lender to change the terms and lower the payment.

Chapter 13

A bankruptcy repayment plan can pause a sale. We’ll point you to a local attorney.

Fast Cash Sale

Sell as-is for cash, pay off the loan, skip repairs and fees, and keep any equity.

Subject-To Purchase

We take over the payments so the loan gets caught up and your credit stops taking hits.

Not Sure Yet?

That’s fine. One free call and you’ll know which options are still open to you.
